Barry Gross, President:
Barry Gross founded
Developers Research in 1997 to provide due diligence services for developers,
focusing on land development costs and scheduling. As a previous land developer and residential
builder, Barry’s experience in the industry is unparalleled. He served on the Newport Beach Planning
Commission and is an active member of the Building Industry Association. Barry is also a licensed Certified Public
Accountant, a California Real Estate Broker and a Certified Project Management Professional (PMP). He holds a Master’s degree in
Business Administration, a B.A. in Economics and a minor in Engineering. Barry is an active speaker at many industry
events including Pacific Coast Builders Conference, Crittenden Conferences, several Information Management Network (IMN) forums and various Urban Land Institute and Building Industry Association
meetings. |

John Patterson, Partner:
With over 23 years of experience in the real estate industry, John Patterson formed Classic Pacific Construction Company in 2008. Prior to forming the company and merging with Developers Research, John owned and operated Classic Pacific Homes for eight years. Under his direction, the company planned, entitled, and developed an extensive number of successful communities and commercial projects totaling over 3,145 lots, 1,010 homes, and over 4.3 million square feet of commercial and industrial space. In 1986, he formed Pacific Crest and built three projects in Orange County with sales exceeding $120,000,000. Prior to his involvement with Pacific Crest, John served as Vice President in the real-estate finance group for California First Bank. He is a licensed General Contractor and holds a Bachelor’s Degree in Economics from UCLA.

Scot
Oldham
, Vice
President:
Scot has been with
Developers Research since its inception in 1997. His
extensive knowledge and excellent customer service have significantly
contributed to the overall success and growth of the company. Scot’s reputation is highly respected in the industry
for his ability to foresee potentially problematic issues as well as to initiate
cost saving strategies. Scot began as a
Project Manager at Developers Research and now holds the position of Vice
President, lending his experience to each project by working directly with the
project managers and overseeing each budget.

Laura Oldham, Executive Director:
With more than 15 years of
management experience, Laura joined Developers Research in 1999. She has been invaluable to the overall
leadership and performance of the Developers Research team. Laura provides Human Resource functions, as
well as overseeing the administration and accounting departments. She is active in promoting the company with
her involvement within the Builder Industry Association and the local
development community. Laura has a broad
understanding of project development, ranging from fee studies to final budget
preparation. Laura’s industry knowledge
and her excellent client rapport, as well as her ability to manage internal
office affairs, have significantly contributed to the success of the company.

Bob
Rogers:
Bob joined the Developers
Research team in 2000. As Director of
Offsite Management, Bob is responsible for performing site inspections and
control fund disbursement for numerous institutional investors and private
equity investment corporations. He also
performs entitlement analysis as well as project scheduling reviews. Bob’s exceptional public relations skills
have enabled him to develop solid relationships with various municipalities,
planning departments and regulatory committees. With his extensive knowledge of current development requirements and
impact fees, Bob oversees our fee department and assures quality control. Bob is currently an active member of the
sales team as well as an integral part of our IT department.

Blake Kunisch:
Blake joined Developers
Research in 2005 with a financial and economic background. His experience is a tremendous asset in
building and working with complicated spreadsheets and models. In addition to creating cost estimates for many
projects, Blake has assisted in streamlining the Developers Research cost
estimate model and has worked on multiple projects for City
municipalities. Blake is currently expanding
his knowledge base by learning more about land residual modeling and the optimization
of land plans.

Ian Wales:
Ian joined the Developers
Research team in 2000. During the
company’s early stages, Ian made a significant contribution in programming the
cost estimating master model that Developers Research still uses today. Over the years, Ian has excelled at
Developers Research and now holds the position of Project Director. Ian has overseen a majority of the projects
that Developers Research has worked on. His extensive knowledge of the development industry and his ability to
evaluate each project on a case-by-case basis has enabled him to provide
clients with comprehensive and detailed cost analyses. |

Jake Campbell:
While attending college, Jake
joined the Developers Research team in 2005 as one our first clerks. Since then, Jake has been promoted to Project
Technician and is currently responsible for accurately performing map
takeoffs. Jake has an overall
willingness to help with any task necessary, and he has proven to be a great
asset to our team.

Jeff Pace:
Jeff has over 30 years of experience in the building industry and has worked for some of the major home builders in Southern California, Reno, Nevada and Mexico. He has been a construction manager for over 15 years, overseeing multi-million dollar residential and community projects. His responsibilities have included managing customer service departments, purchasing and offsite and onsite work. In addition, Jeff is trained to perform Storm Water Pollution Prevention Plan (“SWPPP”) inspections. Jeff’s expertise is an invaluable asset to our company.

John Lucarelli:
John joined the Developers
Research team in 2003 and took over as the sole grading technician for the
company. As the company expanded, John
established the grading department, training and managing several grading
specialists who have collectively completed more than 3,000 takeoffs. John has also played an integral role in the
formation and management of the 3D department. More recently, John joined the cost estimating department as Project
Manager, utilizing his wealth of knowledge and experience in providing clients
with accurate and comprehensive information. |

Kristine Arrivillaga:
Since coming on board in
1999, Kristine has been instrumental in the growth and development of
Developers Research. Kristine’s many responsibilities over the years have
included instituting marketing and advertising strategies, producing articles
and advertisements for trade publications as well as assisting with the
development of the company’s collateral and website. Kristine’s expertise
extends beyond communications and marketing, where she has assisted the company
with technical writing, fee research, payroll, accounting functions and is
currently responsible for supporting the executive staff. |

Mark Burkes:
With over 25 years of experience in the real estate industry, Mark holds the position of Director of Industrial Development for Classic Pacific Construction Company. Mark is responsible for performing due diligence tasks including zoning, title, environmental risk and project entitlements. He is highly regarded in the industry and maintains close relationships with equity partners, joint venture partners and local and regional governmental personnel. His contact base enables him to assemble and manage multi-disciplinary consultant teams including architects, structural engineers, civil engineers, and land use/real estate attorneys. Mark is a licensed General Contractor and real estate agent in the State of California.

Noah Shih:
As Project Manager for Classic Pacific Construction Company, Noah is responsible for subcontractors and all activities associated with the industrial and residential developments of Classic Pacific Construction Company. Noah has eight years of experience in construction supervision and management, including performing accurate takeoffs, estimating, budgeting, contracting, purchasing, and invoicing. His skills also include full on and off-site construction contracting/management and land development. He works with architects, engineers, developers, bankers, contractors, inspectors, city officials, decorators, agents, and buyers to ensure the success of any project.

Patrick McAlearney:
Patrick joined the
Developers Research team in 2006 with a financial background in the banking and
financial service industries. Much of
his time has been devoted to completing feasibility analyses on projects
ranging from 50 unit subdivisions to 6,000 unit master planned communities
across the country. Recently, Patrick’s proficiency
has enabled him to expand his responsibilities to include CFD bid
administration, optimization of land plans, land residual modeling and cash
flow analyses.

Shahrzad Ezzati:
Shahrzad’s meticulous attention to detail and a comprehensive understanding of all general accounting functions is a tremendous asset to Developers Research. Since coming on board, she has successfully and enthusiastically tackled the company’s accounting department. Her accounting experience has proven to be extremely valuable to Developers Research in her management of accounts payable and accounts receivable. She is constantly striving to improve processes while maintaining the integrity of our internal accounting systems

Tyler Girimonte:
Tyler joined Developers Research in 2004 with a background in economics and business. Tyler's exceptional managerial and leadership qualities quickkly enabled him to attain the position of Project Director in the cost analysis division, where he has analyzed approximately 500 projects. Tyler was also instrumental in the ISO certification process as well as instituting our quality control procedures.

Will Saba:
As controller, Will brings over fourteen years of experience in financial analysis and general accounting management experience to Developers Research. Will’s expertise is a tremendous asset to the company as he is responsible for the preparation of various financial and tax reports required by senior management, equity partners and government agencies. Will is also responsible for establishing and maintaining relationships with commercial lenders and private equity firms to obtain funding for further growth of the company.
